  • HOW DO I HANDLE REPAIRS?

    First, you must notify us of any repairs, no matter how minor they may seem. The responsibility of the repair will be determined by the terms of your lease. Please be aware that all repairs will be prioritized and emergencies will be handled first. All repairs must be reported in a timely manner. Remember that an ignored repair may become a large project, subjecting you to responsibility for damages. Any repair which goes unreported, thereby causing further damage to the leased premises or that of a neighboring tenant, may be construed as a nuisance and will be handled as such. We must have access to the leased premises to perform any repairs or maintenance.


    You can submit a maintenance request through your online tenant portal.

  • CAN MY LANDLORD ACCESS MY PROPERTY?

    If there is a maintenance emergency we can enter the property immediately. Otherwise, we must give a 24-hour notice in writing with your signature.

  • HOW OFTEN ARE ASSESSMENTS OF MY PROPERTY CONDUCTED?

    All properties are subject to quarterly inspections.

  • WHAT IF MY RENT IS LATE?

    Your rent is due and expected on the rent due date specified in your lease agreement. Payment that is late by five days will be subject to a $100 late fee. Chronic late payments may result in legal measures that can lead to your eviction.

  • WHAT IS THE BEST MEANS OF COMMUNICATIONS?

    Please feel free to contact our property managers with any questions, comments, or concerns.

  • WHY DO I NEED RENTERS INSURANCE?

    Under most circumstances, the Landlord is not responsible for your personal property. It is important to have renters insurance to cover your belongings in the event of an unforeseen disaster. This type of insurance is inexpensive and well worth it.

  • CAN I MAKE CHANGES OR IMPROVEMENTS TO MY PROPERTY?

    We often welcome your improvements to your residence and yard. We ask kindly that you check with us before making any changes. Changes or improvements to your home must be documented and most will receive verbal approval.

  • WHAT IS YOUR PET POLICY?

    Each property is different. Please ask your property manager if they allow pets. If pets are allowed, additional security deposit funds will apply.
